Hamilton is the largest single chunk of our build calendar. We're running renovations, new builds and the occasional light commercial fit-out across the city most weeks of the year — Rototuna and Flagstaff for the new-build subdivisions, Hamilton East and Claudelands for the villa renovations, Hillcrest and Glenview for the mid-century reconfigurations. It's a 35-minute run from our Te Awamutu workshop, so site visits happen the same week you call. We're not a Hamilton-headquartered company pretending to be local — we're a Waikato builder with Hamilton as our biggest market.

Hamilton City Council is the council we deal with most often, and there's a learned rhythm to it. The 20 working-day statutory consent timeframe rarely matches reality — for a straightforward renovation we plan around 30 working days, for a new dwelling closer to 45, and longer if the planner pings the application for clarification. We use the pre-application meeting on anything non-trivial because the 90 minutes spent there saves three weeks of back-and-forth later. We know which inspectors expect what, and we book inspections at points in the build where they'll actually pass — not just because the framework says we're due one.

Housing stock in Hamilton spans about a century, and the work changes accordingly. Hamilton East and Claudelands are full of 1920s and 1930s bungalows and villas — solid bones, original kauri, but tired services, no insulation, single glazing, and rotten weatherboards behind the paint. Hillcrest, Fairfield and Glenview swing into 1950s–70s state-style and mid-century homes that respond beautifully to opened-up plans and a kitchen-to-deck flow. Rototuna, Flagstaff, Huntington and the newer Peacocke release blocks are mostly post-2010 — different work entirely, often new builds on covenanted sections with developer design rules to navigate.

We work alongside several Hamilton-based architects and designers as a build partner, and we also bring our own draughting relationships if you're starting from scratch. AJ runs as the LBP supervisor on every Hamilton job, Paul holds the quality bar on site, and Tanya runs the client relationship, paperwork, contracts and council communication. Period restoration takes patience and a careful hand; new-build subdivision work takes coordination with developer covenants and design panels. We do both, and we don't pretend either is the other.
