House and land packages across the Waikato

Custom builds on Waikato sections — Hamilton, Cambridge, Te Awamutu, Morrinsville, Matamata and the rural-residential blocks between. Family-run, Māori-owned, NZCB-certified, 10-year Halo guarantee.

House and land packages across the Waikato come in two flavours: the volume-builder catalogue model (a developer-tied section paired with a plan-book home) and the custom path (your section, your plans, a builder who builds it properly). We do the second of those. Te Awamutu-based, building across Hamilton, Cambridge, Te Awamutu, Morrinsville, Matamata and the rural-residential blocks between, we don't pretend to have exclusive land deals like the national franchises do. What we do is quote a fixed-price custom build on whatever Waikato section you've secured, hand it over with the NZCB Halo 10-year guarantee, and be around afterwards because we're not three hours and a head office away.

What house and land packages in Waikato actually involves

Every Waikato house and land package we run is two contracts working together — the land purchase between you and the section vendor, the fixed-price build contract with us. We quote the build to your section, you settle the land separately, the two pieces are timed to line up. No marking up the land, no sitting in the middle of the transaction — just an honest, separable build contract that does what it says.

Different Waikato districts mean different councils — Hamilton City, Waipā, Waikato, Matamata-Piako, South Waikato — and different consent rhythms. We've worked with all of them. We handle the consent application end-to-end whatever district your section sits in: pre-application meetings, the consent file itself, RFIs from the planner, inspections from the inspector. You're not the one chasing council; we are.

The build is custom — your plans (or ours, drawn for your section), fixed-price contract, AJ or Paul on the tools, weekly client updates. The same standard whether the section's in Rototuna North, the St Peter's catchment, the outskirts of Te Awamutu or a rural-residential block on the way to Matamata. Every Finer Builds new home — packaged with land or not — comes with the NZCB Halo 10-year structural guarantee, fully transferable if you sell.

Turnkey scope on a Waikato package: build to lockup, full interior fit-out, kitchen and bathrooms, paint and fittings, basic landscaping, driveway and fences to a liveable handover standard. Land transfer, lawyer's fees, and council development contributions on the land sit on your side. Development contributions on the build are usually wrapped into our contract — what's in and what's out is itemised before you sign, never after.

Why us, here

Built for Waikato, not bolted on.

We're Te Awamutu-based, which puts us within 30 minutes of most Waikato sections worth building on. That sounds incidental until it's not — until a section question needs a same-day answer or an inspector needs eyes on site before the trades arrive. Being properly local across the region is the difference between a build that runs to plan and one that drifts because the builder's stuck in traffic on the other side of the Bombays.

The Waikato is well-served by national volume builders — Generation Homes, Classic Builders, Sentinel, Stonewood all run packaged house-and-land deals across the region. Our packages run typically 10-15% above an equivalent franchise package on a comparable section. The reason's the build: yours is custom, theirs is catalogue. For buyers who want a real custom home that suits their section, that premium is the point. For buyers chasing the cheapest possible turnkey number, a franchise package will usually suit better — we'll tell you straight up which one you are.

Māori-owned, family-run, NZCB-certified, LBP-licensed at supervisor level, registered with Waikato-Tainui Puna Pakihi, Amotai, and Tōtika for H&S pre-qualification. The credentials are there for the people who need to see them. The standards behind them are why our builds run on time and why the guarantee gets called on as rarely as it does.

FAQs

Your questions, answered

Quick answers to the questions we get asked most. If yours isn't here, drop us a line — we love a curly one.

  • No. Generation Homes, Classic Builders, Sentinel and Stonewood all have packaged section-and-build deals across Waikato subdivisions, and they price-package off them. We don't, and we won't pretend to. You secure the section, we quote the custom build on top. Honest setup, better for buyers who want choice over both the land and the build.
