We run Cambridge house and land packages as two linked contracts — the section purchase with the land vendor, and a fixed-price build contract with us. You and your lawyer handle the land side; we handle the build, the Waipā District Council consent, and everything from site cut through to handover. We don't mark up the land or sit in the middle of the section transaction. The price you see on the build contract is the price you pay.

If you're still choosing between Cambridge sections, send them to us before you commit. Hautapu, Leamington East and the rural-residential blocks toward Karāpiro all build differently — covenants, slope, services, geotech all vary block to block. A cheaper section that needs $30k of extra platform work isn't actually cheaper, and we'd rather tell you that before you sign with the land vendor than after.

Turnkey scope covers the build to lockup, full interior fit-out, kitchen and bathrooms, paint and fittings, basic landscaping, driveway and fences. Land transfer and lawyer's fees stay on your side. Development contributions on the build are typically included — we'll itemise what's in and out before you sign.

  • No. Generation Homes, Classic Builders and Sentinel all run packaged section-and-build deals across the Cambridge subdivisions, and they price off them. We work differently — you secure the section however suits, we quote the custom build on top. Honest answer: if cheapest turnkey number is the goal, one of the franchises probably wins. If a properly custom home is the goal, we're the better fit.
