House and land packages in Hamilton — custom, not catalogue

Custom-built homes paired with Hamilton sections — Rototuna North, Ruakura, Peacocke, Kotare Heights, Lockerbie. Family-run, Māori-owned, NZCB-certified, 10-year Halo guarantee.

Most house and land packages in Hamilton are sold by national volume builders working off a plan-book — pick section A, pick plan B, sign here. That suits some buyers. If you want something a bit more considered — a custom build, on a section that's actually right for you, with a builder who'll talk to you straight about what the section will and won't take — that's where we come in. We build right across Hamilton's growth corridors, from Rototuna North through Ruakura and Peacocke. We don't pretend to have exclusive land deals we don't have; what we do is build properly on whatever Hamilton section you secure.

What house and land packages in Hamilton actually involves

A house and land package, the way we run it, is two contracts that talk to each other: the section purchase (handled by you and your lawyer with the land vendor) and the build contract (fixed-price, with us). We don't sit in the middle and mark up the land. We quote the build to the section you've chosen, hand you a fixed-price contract before we start, and you go to settlement on the land knowing exactly what the house on top will cost.

If you haven't picked a section yet, we'll review the ones you're considering and tell you honestly which will build well and which will give you grief. Hamilton's newer growth subdivisions all have their own quirks — covenants in Rototuna North, geotech and stormwater in Peacocke, fall and access in Kotare Heights — and the section price is only half the story. A cheaper section with $40k of extra retaining and platform work isn't actually cheaper.

On the build side, you get the same approach we run on every Finer Builds new home: custom plans (yours or ours), a fixed-price contract, Hamilton City Council consent handled end-to-end by us, and a build led on the tools by AJ or Paul. We don't sub-contract the build management. Every Finer Builds house and land build comes with the NZCB Halo 10-year structural guarantee, transferable if you sell down the track.

Turnkey scope on a typical Hamilton package: build to lockup and full interior fit-out, kitchen and bathrooms, paint, lighting, basic landscaping, driveway and fences. Land transfer, lawyer's fees, council development contributions on the land are the buyer's side of the equation. We'll spell out exactly what's in and out of the build contract before you sign — no surprises mid-build is the whole point.

Where we build house and land packages in Hamilton

  • Rototuna North — new subdivisions with covenants, large sections, custom-build territory
  • Ruakura — emerging growth zone, larger blocks, room for considered design
  • Peacocke — Hamilton's southern growth corridor, geotech-aware builds
  • Kotare Heights — elevated sections, view-led design, sloped-site experience
  • Lockerbie — newer Rototuna-adjacent subdivision, family-home density
  • Hamilton citywide — happy to quote any section across the city you're considering

Why us, here

Built for Hamilton, not bolted on.

We're 20 minutes from any Hamilton site. That sounds like a small thing until your stormwater consent variation needs a same-day answer or your land vendor wants confirmation a build is locked in before they release settlement. Being local means we can be on the section, in the council office, or at your lawyer's desk inside an afternoon — not at the end of a phone three hours away.

Where we genuinely differ from the franchise house-and-land model: we're a custom builder. That means our package prices typically run 10-15% above a Generation Homes or Classic Builders catalogue package on a comparable section. It also means you get a home actually designed for your section, your sun, your family — not plan #74 stretched onto your block. For buyers who care about that difference, the maths works out. For buyers who just want the cheapest turnkey number, we'll tell you up front the franchise route will probably suit you better.

Māori-owned, family-run, and registered with Waikato-Tainui Puna Pakihi and Amotai. Hamilton sits inside Waikato-Tainui rohe — that matters to some clients and not to others, and either way we just build properly. NZCB-certified, LBP-licensed, Tōtika H&S pre-qualified. The credentials are there because council, lawyers, and lenders need to see them. The standards behind the credentials are why the build runs the way it does.

FAQs

Your questions, answered

Quick answers to the questions we get asked most. If yours isn't here, drop us a line — we love a curly one.

  • No — and we won't pretend we do. Volume builders like Generation Homes, Classic Builders and Stonewood do have exclusive section deals across Hamilton subdivisions, and they price-package off them. We work the other way: you secure the section (either independently or with a vendor we recommend), we quote the custom build on top. It's a more honest setup and gives you more control over which section you end up on.
