Tīrau is small — about 700 people in the township itself — but it punches well above its weight as a Waikato landmark. The corrugated-iron dog and sheep, the period high street, and the tourist-stopover traffic between Hamilton and Rotorua mean a town that's better known than its size would suggest. We travel out to Tīrau occasionally rather than weekly — it's about an hour from our Te Awamutu workshop via Cambridge — and we typically schedule Tīrau and wider South Waikato work in blocks to keep travel time off the final bill.

The build mix is a particular one. Heritage renovations on the character cottages and Edwardian-era homes that line the older parts of town. Family-friendly new builds for city families relocating to the countryside (a real trend in the post-2020 years). Lifestyle-block work out toward Lichfield, Okoroire and the rural rim. And the occasional second dwelling for extended family relocations. We don't pretend to be a Tīrau-headquartered builder — we're a Te Awamutu builder who covers the South Waikato properly when projects come up.

Tīrau sits in Matamata-Piako District Council — the same council body that covers Matamata, Morrinsville and Te Aroha. Statutory 20 working-day consent timeframe applies, and in our experience Matamata-Piako processes residential consents reasonably efficiently — generally 25–35 working days for a clean application. The planners and inspectors are accessible and pre-application meetings are worth booking on anything heritage or non-standard. For older character homes the consent and design considerations often need careful detailing to keep the period character intact while meeting current building code — we plan that into the programme rather than treating it as an afterthought.

Local trades and supply lines for a town of Tīrau's size are limited, so we generally bring our own team and trades from the Te Awamutu and Cambridge base. AJ runs as LBP supervisor on every Tīrau job, Paul holds the on-site quality bar, and Tanya runs the client relationship, contracts and council paperwork.   • Honestly — occasionally rather than weekly. Tīrau is about an hour from our Te Awamutu workshop and we travel out when projects come up. We typically schedule Tīrau jobs in blocks with wider South Waikato work (Putāruru, Tokoroa, Lichfield) so the team is out for a sustained run and the travel time gets absorbed into a tighter overall price.
