Our process
Three clear stages, from the first walk-around to keys in hand
A second dwelling is a big call, so we keep the whole process clear and low-risk. Three stages take you from that first walk-around of your section to the day we hand over the keys.
Stage 1
Getting to know you
We walk your section, talk through how you want to use the space and your budget, and give you an honest read on what your site can support. We work up the design here so we can measure accurately and put together a quote. No cost, no obligation.
- A site walk-around and honest read on what your section allows
- Design worked out around how you'll use the space
- An accurate measure-up and scope
- A quote to follow, with no obligation to proceed
Stage 2
Design, consent and your fixed price
We finalise the design and your selections, then handle the building consent (and check whether a resource consent is triggered for your zone). Because everything's decided upfront, the price we reach is genuinely fixed, with a preliminary contract covering our council liaison.
- Final design and selections locked in
- Zoning checked and building consent handled for you
- A preliminary contract covering our council liaison
- One genuinely fixed price presented to you
Stage 3
Sign on and build
You sign your build contract, which locks in your start date and a guaranteed completion date, then we build. Foundations to finishes, weekly updates, and a thorough final inspection before we hand over the keys.
- Sign your build contract and confirm your datesYou commit here
- Foundations, build, and services connected
- Weekly updates and one point of contact
- Finished on the agreed date, or $100 a day if we run late
- Final inspection, handover, and a 10-year guarantee
What we offer
Granny flat & minor dwelling builds
Whatever you're building for, we work through the same process, design, consents, build, handover, and we'll tell you honestly what your section can support.
Granny flats for family
Self-contained dwellings for parents, adult kids or extended whānau. Close enough to share life, separate enough for everyone to have their own space.
Rental & investment units
Add a second dwelling, generate income, and improve your property's long-term value. We design with rental durability in mind.
Sleepouts & studios
Extra room without the consent paperwork, if it stays under 30sqm and doesn't have plumbing, no consent needed.
Home offices & creative spaces
A separate workspace at the bottom of the garden, power, insulation, fast WiFi. The work-from-home upgrade that holds value.
Multi-generational living
Connected or standalone dwellings designed around how your family actually lives, shared kitchens, private entrances, accessible layouts.
Transportable options
Built on-site to order, or designed to be moved if you're on leasehold land or planning to relocate later. We'll talk you through the trade-offs.
Why choose us
What sets us apart
Adding a second dwelling is one of the highest-return investments you can make on your section, if it's built properly.
Consents handled in-house
Most lots under 65sqm don't need a resource consent, we check your zoning, file the building consent, and walk you through it all.
Designed for family
Whether it's for ageing parents or adult kids, we design around real-life flow, private but connected.
Self-contained or attached
Full kitchen, bathroom, services. Connect to your existing supply or run independent.
Modular or stick-built
Built on-site to order, or transportable if you might move it later. We'll talk through the trade-offs.

FAQs
Your questions, answered
Quick answers to the questions we get asked most. If yours isn't here, drop us a line, we love a curly one.
Almost always yes, building consents are required for any habitable structure. Resource consents are only triggered if you exceed certain thresholds (over 65sqm in most cases) or fall outside the planning rules for your zone. We handle the consenting process.
