Who this suits

A building inspection is the right move whenever you need an honest, independent read on a property's real condition before money changes hands.

  • Buyers wanting to know exactly what they're purchasing
  • Sellers getting ahead of buyer objections before listing
  • Anyone settling on a new build before they get the keys
  • Investors and lawyers needing an NZS 4306 report

What's involved

  • A quick brief on the property and what you need
  • An on-site inspection by a Licensed Building Practitioner
  • Interior, exterior, roof space, sub-floor, services, and grounds
  • Photos taken throughout
  • A written NZS 4306-compliant report, in plain English
  • Clear findings and recommendations, with no upsell

Our process

Three clear steps, from booking to a report in your inbox

No jargon, no runaround. Three simple steps take you from that first call to a written report you can hand to a lawyer, insurer, or counter-party.

Stage 1

Book and brief

Get in touch with your property details and what you're after, a full pre-purchase, pre-sale, or pre-settlement inspection. We confirm timing, scope, and a fixed price before anything starts.

  • Tell us the property and what you need
  • We confirm timing, scope, and a fixed price
  • Tight due-diligence window? We'll prioritise it

Stage 2

On-site inspection

A Licensed Building Practitioner attends in person and assesses the property end to end, with photos taken throughout, the same eyes that build houses full-time.

What we offer

Inspections we carry out

Three core inspection types, all NZS 4306-compliant, all delivered as a written report you can hand to a lawyer, insurer, or counter-party.

Pre-purchase inspections

Thinking of buying? We assess the property end-to-end and hand you a full written report with photos, findings and clear recommendations. Know exactly what you're buying before you commit.

Pre-sale inspections

Selling soon? Get ahead of buyer objections with a full report on your property's condition before it hits the market. Fix what matters, price with confidence.

Pre-settlement inspection

Buying a new build? We walk through before you settle to make sure the work is finished properly and nothing's been missed, right up to the day you get the keys.

Why choose us

What sets us apart

Inspection reports are only as good as the person writing them. Here's what makes ours different.

NZS 4306 compliant

Reports follow the New Zealand Standard for residential property inspections. The format insurance and lawyers expect to see.

Builders, not desk inspectors

We build full-time. We know what an under-spec foundation looks like and what weathertightness failures are hiding behind cladding.

24-48 hour turnaround

Written reports in your inbox fast. If your due diligence window is tight, we'll prioritise.

No conflict, no upsell

We don't quote on remedial work from our own reports. You're getting an honest assessment, not a sales pitch.

Our projects

Some of our recent work

Inspection work is mostly invisible, but the homes we've assessed across the Waikato look like these.

A finished Waikato home with weatherboard cladding, the kind of property our reports cover end to end.
Bathroom assessed during a building inspection, checking waterproofing, ventilation, and finishes.
Kitchen assessed during inspection, joinery quality, appliance fit, ventilation.

FAQs

Your questions, answered

Quick answers to the questions we get asked most. If yours isn't here, drop us a line, we love a curly one.

  • They're the same thing, different language for the same document. We use 'builder's report' interchangeably with 'building inspection report'. It's the written assessment that comes out of an on-site inspection.
