Waipā District Council have their own rhythm with consents. Statutory window is 20 working days, but in practice we plan for 25–40 — depending on whether your build hits a covenant review, a Three Waters question, or a flood-overlay check (more common around Karāpiro and the river edges than people expect). We handle the lodgement and the council follow-up end-to-end.
