New home builders in Cambridge you can trust

Custom new homes across Cambridge — Leamington, St Peter's, Hautapu, Karāpiro and the surrounding lifestyle blocks. NZCB-certified, LBP-licensed, 10-year Halo guarantee.

Cambridge is one of our strongest markets — equine country, lifestyle blocks, and a steady stream of new-build estates around Leamington, Hautapu and St Peter's. Building here means knowing the Waipā District Council process, the local subdivision covenants, and how to handle a build that often sits on a larger section than a typical town site. We're 25 minutes down the road in Te Awamutu, NZCB-certified, LBP-licensed, and family-run — which means the people quoting your build are the people running it.

What new home builders in Cambridge actually involves

Every Cambridge new build starts with a free site visit. We come to your section, walk it with you, and look at what's actually there — soil, slope, services, neighbours, covenant rules — before we talk numbers. From there we work to a fixed-price contract so you know what you're paying before the foundations go in.

Waipā District Council have their own rhythm with consents. Statutory window is 20 working days, but in practice we plan for 25–40 — depending on whether your build hits a covenant review, a Three Waters question, or a flood-overlay check (more common around Karāpiro and the river edges than people expect). We handle the lodgement and the council follow-up end-to-end.

On site, you get the same crew from foundation to keys — led by AJ or Paul on the tools. We don't sub-contract the build management out. That's how communication breaks down and timelines slip. The trades are local Cambridge and Waipā subbies we've worked with for years; the build itself is ours.

Every new home we build comes with the Halo 10-year structural guarantee — fully transferable if you sell — and an LBP record-of-work for the council file. That's the same paperwork a future buyer's solicitor will want to see in five years' time, and it's the standard we hold ourselves to on every job.

Why us, here

Built for Cambridge, not bolted on.

We're based in Te Awamutu, 25 minutes from central Cambridge, which matters when a site decision needs making in person. A site-visit response measured in hours rather than days is the difference between a problem that costs you a morning and a problem that costs you a fortnight. We know the Hautapu and Leamington subdivisions, the St Peter's character zone, and the rural section quirks out around Karāpiro and Pukerimu.

We're NZCB-certified, LBP-licensed, and registered with Tōtika. We've worked alongside Cambridge architects and designers as the nominated build partner on referred jobs, and we know the local geotech reality — Hautapu's flatter alluvial sites, the slope work on some St Peter's sections, and the river-margin overlay questions that come up at consent.

We're Māori-owned and family-run by AJ, Tanya and Paul Allison. That shows up in how we communicate — straight, no spin, no chasing — and in how we handle the moments when something goes sideways on site (because on every build with every builder, occasionally something does). The answer you get from us is the honest one, first time.

FAQs

Your questions, answered

Quick answers to the questions we get asked most. If yours isn't here, drop us a line — we love a curly one.

  • For a turnkey new build in Cambridge expect $4,000–$5,500 per square metre — so a 220sqm 4-bed home runs roughly $880k–$1.2m for the build, before land and section costs. Premium architectural builds in St Peter's or on larger lifestyle sections run higher. We work to a fixed-price contract so you know the number before we start.
