New builds in the Waikato currently start around $3,500–$4,500 per square metre for a standard residential build, with higher-spec and architecturally designed homes going well above that. Final cost depends on your site, plans, finish level and materials.
We provide a detailed written quote after a free site visit — no hidden costs, no vague allowances.
-
Renovation costs vary widely — a kitchen refresh is a different project to a full home makeover.
As a ballpark, smaller alterations in the Waikato start around $30,000, mid-level renovations run $80,000–$200,000, and full home renovations can sit anywhere from $200,000 to $500,000+ depending on scope and finish.
We quote properly after seeing the site.

Most residential new builds in New Zealand take 6–12 months on site once building consent is approved. Add a further 2–4 months for design and consent before that.
Timelines depend on site conditions, weather, materials lead time and council processing. Your contract locks in a realistic schedule before work starts.

Finer Builds services the wider Waikato region including Hamilton, Cambridge, Te Awamutu, Matamata, Ōtorohanga, Tirau, Putāruru, Raglan, Ngāruawāhia, and Whatawhata.
If you're unsure whether we cover your area, give us a call — we travel further than the map suggests.

Every Finer Builds new build and major renovation comes with a 10-year HALO guarantee — an independent third-party-backed guarantee covering structural workmanship, materials and weathertightness.
Unlike a standard builder's warranty, HALO is underwritten independently and stays with the property even if you sell it.
-
Most NZ building contracts include a completion date, but consequences for running late vary.
Finer Builds pays you $100 for every day we're late past the contracted completion date — written into the contract, not just talk.
It keeps us accountable and keeps your project on track.
-
Pre-purchase building inspections in New Zealand typically cost $500–$800, depending on property size and scope.
Finer Builds provides independent, NZS 4306:2005-compliant reports with photos, moisture testing and plain-English recommendations, usually delivered within 24–48 hours.
-
Most structural alterations, extensions, re-roofs, new dwellings and anything involving plumbing, drainage or load-bearing walls require building consent from your local council. Smaller decks (under 1.5m high), some sleepouts under 30m², and basic fences generally don't.
We'll tell you exactly what your project needs before you commit — and manage the consent process end-to-end if it's required.
-
Minor dwellings over 30m² generally need building consent. Sleepouts under 30m² can be consent-exempt — but there are strict rules around plumbing, kitchens, cooking facilities, services and boundary distances.
Schedule 1 of the Building Act 2004 sets out what qualifies. We'll walk you through what applies to your specific build.
-
Licensed Building Practitioners are builders who've been independently assessed for competence and are legally required to carry out or supervise any Restricted Building Work in New Zealand — which covers most structural and weathertightness work on residential homes.
Hiring an LBP isn't just safer, it's required by law for a lot of building work. Finer Builds is LBP-licensed and a member of NZ Certified Builders.
-
A Code Compliance Certificate is the final sign-off from your council confirming the completed building work meets your approved building consent and the New Zealand Building Code.
You need a CCC for insurance, resale, and legal occupancy.
We manage the full inspection and compliance process and hand over your CCC as part of project completion.
