The pitch
Why we're a good build partner.
We focus on small-to-mid scale residential development — 2–10 units, lifestyle-block subdivisions, infill developments, second-dwelling work. Not multi-storey apartment towers; not big civil. The size where attention to detail still pays.
Developers need three things from a builder: fixed pricing, schedule discipline, and quality that doesn't come back as remedial work eighteen months later. We deliver on all three and we put it in writing — we pay $100 a day if we miss the contracted handover date.
We're capable of handling the stakeholder coordination that turns small developments into a slog — council, surveyors, engineers, civil subs, planners. You shouldn't need a project manager to project-manage the builder.
What we deliver
- Single-dwelling and small-batch residential builds
- Lifestyle-block subdivisions (2–10 units)
- Infill, second-dwelling and minor-dwelling work
- Phased pricing across staged developments
- Council, surveyor + engineer coordination
- Tōtika certified for procurement-grade developers
How we work
How we work with developers
— 01
Feasibility input
Get us involved at feasibility and we'll give honest build-cost ranges per dwelling type. Better than a QS in our area because we're the ones building it.
— 02
Phased fixed-price contract
Detailed scoped pricing per stage, locked dates, clear escalation path if anything needs to change. Stage payments aligned to your funder's drawdown schedule.
— 03
Schedule-led delivery
We hit dates — backed by our $100/day late-handover guarantee. Weekly reporting, photo-documented progress, Project Manager who flags risks before they cost you.
— 04
Staged handover
Each unit walked through, signed off, and titled progressively so you can settle as you go. 10-year HALO on every dwelling.
Recent work
Where we add value on developer work
Generic examples of past developer engagements — happy to talk specifics on a call.

A Cambridge lifestyle-block — 4-unit subdivision
A Waikato developer approached us mid-feasibility for a 4-unit lifestyle-block subdivision near Cambridge. We gave a build-cost range that landed within 3% of the final contract value, then delivered all four dwellings on a phased programme that let titles issue progressively. Every unit handed over on its contracted date.

A Hamilton infill — 2 minor dwellings
A small developer engaged us to deliver two minor dwellings on a single Hamilton site, with the council consent already approved but the build untendered. Fixed-price contract, six-month programme, both dwellings handed over inside the contracted window with the surveyor's final sign-off in hand.

An ongoing developer relationship
We've worked with the same Waikato developer on three consecutive projects — a duplex, a single home, and a 3-unit infill. The pattern is the same each time: early feasibility input, fixed-price contract, no variations unless they initiate them.
