Make Sure They're Licensed

This one is non negotiable. If your project involves restricted building work, which covers things like framing, roofing, cladding, and foundations, then your builder needs to be a Licensed Building Practitioner (LBP). It's not just best practice, it's the law.

You can check whether a builder is licensed by searching the Licensed Building Practitioners Register on the MBIE website. If they can't show you a valid licence, that's a red flag.

Look at Their Previous Work

A builder worth hiring should be happy to show you examples of their past projects. Whether it's photos, a portfolio on their website, or even the chance to visit a completed build, seeing their work firsthand gives you a real sense of the quality you can expect.

Pay attention to the details. Are the finishes clean? Does the work look well thought out? Does the style match what you're after? These things matter.

Get Multiple Quotes (But Don't Just Go With the Cheapest)

It's always a good idea to get at least two or three quotes so you can compare pricing and scope. But here's the thing, the cheapest quote isn't always the best one. In fact, if a quote comes in way below the others, that can be a warning sign.

One thing that often gets overlooked is how well a builder communicates. You want someone who is easy to get hold of, keeps you updated on progress, and is upfront about any issues that come up along the way.

If a builder is hard to reach before the job even starts, that's usually a sign of how things will go once work is underway. Trust your gut on this one.

Check Their Insurance and Guarantees

A professional builder should have the right insurance in place to protect both themselves and you. At a minimum, look for public liability insurance and contract works insurance. It's also worth asking whether they offer any guarantees on their workmanship.

These things might not seem important when everything is going well, but if something goes wrong, you'll be glad they're in place.

Never start a building project without a proper written contract. It should clearly outline the scope of work, the agreed price, the timeline, payment terms, and how any changes or disputes will be handled.
