From the first walk-through to the keys
We come to your home and look at what's there — section size, existing structure, services, the council overlay. We talk through what you'd like the extension to do and flag anything (boundaries, height-in-relation-to-boundary, structural surprises) that affects scope.

Every extension needs consent. We lodge it, manage council back-and-forth, and coordinate the engineer when the existing structure needs strengthening.
Liveable during build
Most families stay in the house through the extension. We seal the work zone, run a separate construction entry, and minimise dust and noise into the rest of the home.

Realistic ground-floor extension cost is $3,500–$5,500 per m² in the Waikato — so a 30sqm bedroom + ensuite addition runs $105k–$165k. Second-storey additions are more expensive per m² ($5,500–$7,500) because of structural reinforcement to the existing house. Read our full cost guide for the breakdown.
