Our process
Three clear stages, from first walk-through to the keys
Adding to an existing home takes more care than starting fresh, so we map the whole job out. Three stages take you from the first walk-through to a new section that reads as if it was always there.
Stage 1
Getting to know you
We come to your home and look at what's there, the section, existing structure, services, and the council overlay. We talk through what you want the extension to do and flag anything, boundaries, height-to-boundary, structural surprises, that affects scope, then work up a quote.

Stage 2
Design, consent and price
Working with your architect or one we recommend, we develop drawings that pass council, coordinate the engineering for load paths and foundations, and quote a genuinely fixed price. We lodge the building consent, with a preliminary contract covering our council liaison.

Stage 3
Sign on and build
You sign your NZ Certified Builders contract, locking in your start date and a guaranteed completion date. We build while you stay living there, sealing the work zone with a separate construction entry, and detail the junction between old and new to a new-build standard.

Realistic ground-floor extension cost is $3,500–$5,500 per m² in the Waikato, so a 30sqm bedroom + ensuite addition runs $105k–$165k. Second-storey additions are more expensive per m² ($5,500–$7,500) because of structural reinforcement to the existing house. Read our full cost guide for the breakdown.
